Why this works

Marketing is the part most agents skip

Listing a home puts it on the MLS and waits for someone else to bring a buyer. That is where most of the business stops. The homes that sell for more are the ones that get shown to the right people, in the right places, before the sign ever goes up.

How buyers actually find you

Relevancy, recency, proximity

Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.

Relevancy
Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
Recency
Kept current. Market conditions from eighteen months ago are not information, they are decoration.
Proximity
Specific to the street, not the county. Vacaville, Fairfield, Suisun City, Dixon and the neighborhoods inside them.

Position. Impact. Conversion.

The E.P.I.C. framework

Four pillars on every home we take. Not a checklist of things agents are supposed to do, an argument for why your home ends up being the obvious choice on the market.

  1. Equity

Not a CMA. Where you actually stand in the data market, the negotiation market, and the buyer's mind, so you are leading the market instead of reacting to it.

  2. Presentation

Perception creates value, so we control the narrative. Photography, video and copy engineered before anything goes public, for a buyer deciding with their thumb.

  3. Impact

I market your home with professional photography and video, the MLS, major real estate websites, social media with paid ads, open houses, and outreach to other agents.

  4. Campaign

You do not list a home, you launch it. Pre-launch buzz, a timed calendar, and offer sequencing, because the first week is the week you never get back.

Buying instead?

The R.E.A.L. framework

Most agents start by showing you houses. We start by getting you ready to win one, because the buyer who gets the good house is almost never the one who saw it first.

  1. Ready

Pre-approved and represented before we tour anything, so you can act the day the right one appears instead of scrambling.

  2. Educated

What your money actually buys here, honestly, before you fall in love with something out of range.

  3. Aligned

Fewer homes, and better ones. We build the search on your real criteria and give you an honest verdict on each one.

  4. Locked

Offer strategy, inspections, financing and closing, run so the ending is boring.

Selling and buying should be one plan

I'm Adriana Cueva, a bilingual REALTOR® with Realty ONE Group FOX in Vacaville. Most of the homeowners I work with have outgrown the space they have. They need to sell one home and buy the next, and they're worried about ending up stuck with one and not the other.

So I treat it as one plan, not two separate deals. We start with what you want and what the numbers say. Then we decide whether to sell first or buy first, and we get your current home ready for the market. I call this the Cueva Move-Up Method, and the move-up page explains how it works.

Before real estate, I spent almost 15 years in the physical therapy industry and taught fitness classes for 13 of them. I explain every step, in English or Spanish, because I once bought a property with an agent who never did. You can read more about me here.

Where I work

I live in Vacaville, and I work throughout Solano County. I have a page for Vacaville, and I'm adding pages for the other towns as I write them.

In Vacaville, I know Browns Valley best, because I live there. Its homes were built from the late 1980s through the early 2020s. North Vacaville is a mix: established ranch-style homes, spacious two-story homes, and newer construction around North Village.

Beyond Vacaville, I work in Fairfield, Suisun City, Dixon and Vallejo in Solano County.

How I market your home before it goes live

A listing on the MLS is the start of the work, not the end of it. I build a marketing plan around your home's strongest features, its location, and how it's lived in.

That plan starts with pricing, based on comparable sales and the competition your home will face. It continues with preparation: which repairs matter, how to present the home, and what staging is worth doing. Then come professional photography and video, and promotion on social media, including paid ads, along with the MLS and the major real estate websites. I also run open houses and talk with other agents who may have buyers.

Once your home is live, I watch showing activity, gather feedback and adjust the plan if it needs it, and I tell you how your home is performing. The full picture is on the selling your home page, and if you're not sure what your home is worth yet, start with a home value and equity review.

What a move-up client says

"As sellers, we received an offer on our home within two weeks of listing."

Move-up client, Vacaville

That's one client's experience, and every home and every market moment is different. What I promise is the same each time: you'll know the numbers, you'll know the steps, and you'll know what comes next. Read how selling works with me, or how buying works.

Start with a conversation

If you're thinking about selling, buying, or doing both, call or text me at (707) 304-6574 or use the contact page. We'll talk about what you want, what your home may be worth, and what a realistic timeline looks like. You can ask me anything. I'd rather answer a question now than have you wonder about it later.

Frequently Asked Questions

Should I sell first or buy first?

It depends on your numbers, your timeline and how much risk you're comfortable with. I walk through both options with your actual figures before you decide, so the choice rests on math and not on a guess.

Do you work with clients in Spanish?

Yes. I work with clients in English and Spanish, including explaining each step and the paperwork you'll be asked to sign.

What does it cost to sell and buy at the same time?

The cost depends on both homes. Before you decide anything, I prepare an estimated selling cost breakdown and go over your numbers with you, so nothing about the cost is a surprise.
